Canna Provisions

Canna Provisions is working with Phase Zero Design to open two recreational marijuana dispensaries in Lee and Holyoke, Massachusetts. Phase Zero Design created the interior and exterior improvements, and the site improvements for the 3,000 square foot Holyoke location and the 2,400 square foot Lee location.

Phase Zero Design has been working in completing the Special Permitting Application process for both locations in order to obtain final licensure to open. This included obtaining the Community Host Agreement for both locations, overseeing the Special Building Application process for a ‘Zone Change to Operate a Recreational Marijuana Dispensary’ with Public Hearings, and successfully applying for Building and Site Plan Approvals. 

Both projects are currently undergoing the Building Permit Application review process within their respective cities.

Backlash Beer Co.

Roxbury, MA

This 3,200 sf project includes a Taproom, ‘play-pit’ and production area.

The Taproom features a large bar, long tables and a casual seating area. Downstairs, the ‘play-pit’ houses classic arcade games and custom corn-hole boards gifted by the Phase Zero Design Staff.

Both areas feature garage doors and large, original windows that show off views of the production area which shows off the brewing and canning process of their craft beer.

Quarry Walk | Oxford Town Center

Oxford, CT

We created a new Master Plan for Quarry Walk, a combined mixed-use development including retail, restaurant, office and residential..

This grocery anchored Community Retail Center includes 173,000 SF of retail, restaurant and office space, over 200 units of apartments and townhouses, over 800 parking spaces, and an urgent care medical center. 

Sited on 30 acres in a former rock quarry, the development provides a new space for the Oxford Community, complete with Town Green and a multi-use band shell for festival events.single-faced clock tower, covered walkways and an outdoor dining patio.

Nouria Gas Station

Boston, MA

The new $4.75M Logan Airport Nouria Energy totals 6,600 sf, encompassing a 3,900 sf retail area.

The project features a fueling station and convenience store with Starbucks and a local East Boston eatery serving Logan Airport rental car customers and surrounding East Boston Community.

The double sloped roof and angled canopy evocative of flight, custom fueling island shrouds and daylit, double height interior retail space make it the best-looking gas station in the U.S.A. Outdoor seating at Meridian Market, the local East Boston Eatery, welcomes the Jeffries Point neighborhood.

A new building façade was designed to help the existing retail tenants stand out among a highly developed area within Westport, CT.

The exterior renovations include adding an accent tower to each end of the complex, new aluminum storefront, new roofing, and new siding to give the building a fresh look.

The new building was designed to accommodate the existing tenants requirement to remain operating during construction.

Elmwood Plaza

West Hartford, CT

This 75,000 sf retail establishment was developed on a brownfield site in West Hartford, CT.
This Stop & Shop anchored project boasts flexible tenant spaces with potential future pad development sites. The project replaced an abandoned manufacturing complex and is well integrated into the surrounding neighborhood.The development was recognized as the 2012 Best in Class Commercial Development by the Real Estate Exchange.

Catalyst Cafe

Cambridge, MA

This 2,500 square foot fast-casual restaurant occupies the ground floor of the 75-125 Binney Street Project, a 386,000 square foot multi-building life sciences complex.

The new restaurant concept is a spin-off to Chef Kovel’s successful Catalyst Restaurant located at Technology Square Cambridge. The design team utilized the fundamental concepts associated with the Catalyst brand including a warm environment with authentic materials while aiming to give Catalyst Café its own identity.

The Grove

Shrewsbury, MA

The Grove in Shrewsbury Massachusetts is currently under design and is planned to be approximately 600,000 SF. It will be a true mixed-use project with retail, restaurant, entertainment, and office space along with extensive surface and structured parking. Planned outdoor spaces will be provided including walking and fitness trails, park areas and food truck areas.

All of the buildings are planned to be multi-story and all have extensive vertical circulation systems along with public space. The project sits on a sloped site with access directly off of Route 9 West. Adjacent to the site sits the old Spags Distribution Center which will be renovated and restored to include additional retail and restaurant uses. 

Norwichtown Commons

Norwich, CT

This project was a successful 'de-malling' project for the former Norwich Mall. The project revitalized an indoor mall with an extensive vacancy rate into an open-air shopping center with a 90% occupancy rate. Square footage was reduced from 260,000 SF to 160,000 SF creating better delivery and service access to the rear of the building.

The Stop & Shop anchored mall was completely redesigned and renovated into an open air center hosting a variety of national and regional tenants. The project replaced an abandoned manufacturing complex and is well integrated into the surrounding neighborhood.

The project was awarded 'Best Community Revitalization Project' at the 2014 CREW CT Blue RIbbon Awards Showcase.

Longmeadow Shops

Longmeadow, MA

This project consisted of a new 21,126 sf building expansion to the already impressive Longmeadow Shops. 
The new building was developed to contain three major tenants, CVS, Verizon, and J. Crew Mercantile. The building was designed to blend in with the existing architectural style already established by the development and also identify a gateway to the east end of the sprawling development.
